Royal Home
This cost-efficient single-family home is designed to excel on tight lots, offering an effective and practical solution for modern living. Covering 1,800 square feet, the home includes four bedrooms, two full bathrooms, and ample storage throughout. The layout features a flowing kitchen and living area that promotes easy living and entertaining, while a separate den/office area provides a dedicated space for work or relaxation.
The design strategically positions circulation spaces along one side of the building to maximize natural daylight and enhance the functionality of the living areas. A gabled roof with extended eaves not only adds a classic architectural touch but also protects the structure’s longevity by effectively managing water runoff. This combination of thoughtful design and durability makes the home a smart choice for both urban and suburban settings.

Key Design Features
The main features of this home were designed using houm’s proprietary software so as to maximize passive heating and cooling opportunities, minimize harmful solar infiltration, celebrate key views into and out of the structure and fit well into the neighborhood context.
All service and mechanical systems in this home are served by houm’s unique digitally-fabricated core system, decreasing the space needed to support these areas and increasing the amount of clear floor space.
Off-site construction was used for most major elements, greatly reducing the time and cost needed to complete the home, while improving quality.
High-quality, sustainable equipment and materials used throughout the structure, including:
Systems: 96% efficiency furnace, on-demand water heater, energy-efficient fixtures and equipment
Exterior Materials: 100% recyclable high-performance envelope with R-60 roof, R-45 walls that is designed to eliminate thermal breaks and air infiltration, complemented by high-performance double-pane, low-E, argon filled windows, 40-year metal envelope with recycled content, and natural cedar
